Sales progression

From offer accepted to keys released.

Every sale carries a standard 40-milestone conveyancing checklist, every offer carries its qualification evidence, and when a sale falls through the property goes straight back on the market with the reason recorded.

How sales progression works day to day

01

Offers, qualified

An offer is only as good as its evidence.

  • Offer submission with agreement-in-principle, proof of funds, mortgage status and chain position captured
  • Best-and-final flags and response deadlines per offer
  • Consider, accept or reject with the full offer history kept
  • Instruction status flows: available, under offer, sold STC, exchanged, completed
02

Conveyancing, visible

The standard checklist, seeded automatically per sale.

  • Searches tracked individually: local authority, environmental, drainage, chancel repair
  • Exchange readiness and exchange itself as explicit milestones
  • SDLT, land registry, commission and keys-released stages included
  • Memorandum of sale and solicitor chase emails from the record
Sheet 03 · Questions

Asked before every trial

What happens when a sale falls through?

You record the reason (ten to choose from: survey, mortgage declined, chain break, gazumping and so on) and the instruction automatically returns to available, back on the market. The fallen sale stays on file with its milestone history for the post-mortem.

Can I track searches and exchange separately?

Yes. The checklist tracks each search individually (local authority, environmental, drainage, chancel repair) plus searches ordered and received, and exchange has both a readiness milestone and the exchange itself.

Does it handle counter-offers?

Offer negotiation today runs through considering, accepting or rejecting offers, with each new offer captured against the property and the full history kept. A dedicated counter-offer action is on the roadmap and not yet a button we would want you to expect.
