HMO-heavy portfolios in particular rate its breadth, and its Xero integration runs deep. None of that is in dispute here.

Portals, examined

The owner experience is where the gap is widest

Arthur’s tenant app deserves its rating, and if a store-downloaded tenant app is your hard requirement, Arthur is ahead there: LintelCRM’s portals are deliberately web-first. But the landlord side tells a different story. As of July 2026, Arthur’s owner app was last updated in December 2023 and carries nine App Store ratings; one owner review describes the visible data as "very limited and insufficient" for confidence that everything is compliant.

LintelCRM’s landlord portal is a maintained web product shipped with the CRM itself: a KPI dashboard reconciled to the agency ledger, on-demand PDF statements, arrears broken into four aging bands, and every compliance certificate with its expiry status, downloadable. The landlord questions that used to be phone calls are answered by the portal, which is the point.

The list price is not the price

Arthur’s published tiers are honest about the base numbers: £82.50, £96 or £126 a month depending on tier, each with a unit allowance and a per-unit overage. The part that surprises switchers is the add-on list: as of July 2026 their own pricing page lists nine features as "subject to additional fees", including e-signing, SMS, the Xero integration, referencing and the bank feed. Budgeting means pricing the stack you will actually use, on annual billing, without a free trial to test it first.
