9 best letting agent software platforms UK (2026): an honest comparison

A vendor writing a "best software" list owes you two things: a declared interest and claims you can check. Here are nine UK platforms, what each is genuinely best at, and who should pick which, with our own entry held to the same standard as everyone else's.

Every list like this is written by someone with an interest, so let us declare ours immediately: we make LintelCRM, entry number one below. The way we have tried to earn your trust anyway is by giving every platform a genuine "best for", holding our own entry to the same standard, and dating the factual claims (all checked 10 July 2026; details move, verify before buying).

Two forces shape this market in 2026 and your shortlist should be tested against both: the Renters' Rights Act, which turns tenancy compliance from good practice into enforced duty, and Making Tax Digital, which changes what your landlords will demand from your statements. Any platform that cannot articulate its answer to both is dated.

1. LintelCRM: best for portals that cut the phone calls

Our own product, so judge the framing accordingly. LintelCRM is a lettings-first platform whose distinguishing bet is that the landlord portal and tenant portal are the product, not add-ons: landlords self-serve statements, arrears aging and compliance certificates; tenants see rent that matches the agency ledger, report repairs with photos, and confirm or reschedule viewings from their phone. The honest limits, same standard as everyone else: web portals rather than native store apps, no Rightmove/Zoopla feed yet, and no client-money-protected accounting; if those are hard requirements today, read on.

2. Arthur Online: best for HMO-heavy portfolios wanting native apps and Xero

Arthur (an Aareon company) has genuine breadth and the strongest tenant app on this list: 4.6 from 414 App Store ratings, actively maintained. HMO workflows are a real strength, and the Xero integration runs deep. Budget carefully: tiers from £82.50/month plus nine features priced as paid add-ons on their own pricing page, annual billing, and no advertised trial. Its owner-facing app has not been updated since December 2023, so probe the landlord experience in the demo.

3. Alto: best for full-service agencies inside the Zoopla ecosystem

Alto (Houseful) spans sales and lettings with one-click Rightmove, Zoopla and OnTheMarket feeds, a real AI suite and a migration guarantee, at the scale of roughly 6,000 agencies. There is no published pricing (their own material describes per-user pricing with no rate card), so bring negotiating patience; and check the current state of its tenant-facing surfaces, which have thinned.

4. Street.co.uk: best for design-led agencies who buy premium

Street is the design benchmark of the category: a genuinely modern product, a consumer app rated 4.7 from around 9,500 App Store ratings, and AI features that demo brilliantly. Pricing is demo-gated and the motion is sales-led, so it suits agencies comfortable buying premium software through a sales process rather than self-serve.

5. Landlord Vision: best for self-managing landlords who think in ledgers

Accounting-first and proud of it: double-entry bookkeeping, Open Banking and Making Tax Digital support on all plans, with a Trustpilot score of 4.8 from around 350 reviews. Built for landlords managing their own portfolios rather than agencies managing for others; agent-oriented features sit on the Enterprise tier and there is no public API.

6. PayProp: best for client accounting and payment rails

A payments specialist rather than a full CRM: client-money-protected accounts, FSCS protection and same-day payment processing, with a fully documented API. Pair it with an operations platform if you need portals, maintenance and compliance workflows; its owner and tenant surfaces are thin by design.

7. Goodlord: best for the pre-tenancy journey

Referencing, tenancy agreements, e-signing and move-in monies as a polished pipeline, with a tenant-facing Trustpilot footprint north of 44,000 reviews. It deliberately stops at move-in: there is no post-tenancy tenant portal or landlord statement layer, so most agencies run it alongside a management platform.

8. Reapit: best for large multi-branch agencies with process depth

The enterprise choice: deep configurability, an app marketplace and serious multi-branch process control. It rewards agencies with the scale (and patience) for a proper implementation project rather than a two-week switch.

9. Fixflo: best as a maintenance bolt-on

Not a CRM but the category-defining repairs intake tool: multilingual tenant fault reporting with guided diagnostics, feeding whichever management platform you run. Worth knowing about precisely because it proves the point this list keeps making: tenant self-serve reduces phone traffic, whoever provides it.

How to choose between them

  1. Decide where your revenue lives. Lettings-first (LintelCRM, Arthur), full-service with sales (Alto, Street, Reapit), self-managing (Landlord Vision), or specialist rails (PayProp, Goodlord, Fixflo).
  2. Price the real stack. Tier price plus add-ons plus the tools the platform assumes you already have. A platform with feature add-on fees is not cheaper because its base price is lower.
  3. Test the portals with a real landlord and a real tenant. Ten minutes of "can you find your statement?" tells you more than any demo.
  4. Ask the 2026 questions. What changes for me under the Renters' Rights Act? What will my landlords need from statements under Making Tax Digital? Vague answers age badly.
  5. Insist on a trial with your data. If a vendor cannot let you try before an annual commitment, that is itself information.
