A store-downloaded tenant app is a hard requirement (theirs is genuinely good: 4.6 from 414 App Store ratings as of 10 July 2026), you are deeply invested in Xero, or you are HMO-heavy at a scale where their breadth pays for its learning curve. Is there an Arthur Online alternative with a free trial?

Why do agencies leave Arthur Online?

The recurring themes in dated public reviews are the add-on fee stack on top of tier pricing, the annual billing commitment made without a trial, and support wait times. The recurring reason agencies stay is breadth, especially for HMO-heavy portfolios: both halves are true and worth reading in the reviews yourself.
